Property Condition Reports Guide

A move-out inspection often starts with a simple question: was the brown mark on the carpet present before the tenancy began? A well-prepared property condition report provides the reference point needed to answer it. The document should describe rooms, fixtures, appliances, exterior areas, and visible defects as they appeared on a particular date. Vague wording weakens that record. Carpet acceptable gives little to compare later, while living room carpet has a 10-centimetre brown mark beside the eastern wall identifies the location, appearance, and approximate size of the issue.
